That's exactly what I thought - they got another buyer that may be willing to pay more and they are waiting for THEM to sign a contract.




They didn't... or at least I don't think so because if they don't close by 'OCtober 1st' then they will 'Lose the house'. When we gave them the ultimatum they were panicked!!! They have until noon tomorrow now. After all the drama they put us through I will be happy when they lose their house - bad karma!

Supposedly thats what stalled us the first time... The RE Agent said they had a better offer and they asked us to match that offer. it was $20K above us. We said no way and forget it. The next day their RE Agent said the offer 'fell through' and when we talked to the sellers they never heard of this offer. Like their RE agent made it up to try to get more comission

Julz I am so sorry. I hope these people start moving their asses. This is probably what got them in trouble in the first place. Ah we'll pay this bill tomorrow or the next day, nah maybe we'll pay it in 2 weeks. Ah we'll pay it when we get around to it.

Julie put your pointiest high heels on and go pay them a visit.

OH I forgot to say, we went and looked at two houses today. One of them I LOVED!!!! But then I found a flood in a closet of the basement! Water was leaking through the wall

RE agents...some are great but some stink.

My friends had a problem too - not to your extent but the sellers wouldn't sign either. We are not sure why exactly but guess what. DH and I went up to the town with our friends and I casually went into the RE agent's office to inquire about the house - it was still listed!! She said she was about to leave to show another person a house (not that one) but to leave my #. I left a fake #. Then we went to the house because our friend thought he would have closed by then and had all his bill's addresses changed to the new address and wanted to tell the owners about it. Well, turned out they were told our friends were the ones stalling and they wouldn't sign either! And the sellers already bought their house in Fla and were paying the mortgage on it already. But that was B.S. - they had signed! I think that the 2 RE agents were in cahoots. No matter, they closed a few weeks later.

Do you think maybe the sellers are trying to come up w/ the cash to save the house?

I hope you get it...let us know!

I don't think they are trying to keep the house because they found a new one upstate!!! And they are very excited to move there because it is a huge house with humungous property and it is very cheap compared to here.

Honestly I just think these people are clueless and a bit trashy. The RE Agent is definately a shady guy. Put the 2 together and you have a disaster!

Wow! What drama! We went through drama ourselves when we went to contract. It took 2.5 months to get a closing date, and then we still couldnt' move for another 3 weeks. But in the end it always works out for the best!

But they have bankrupcy court tonight!!! SO I am still worried about what might happen tonight.
WHat happens if people won't leave the house after closing?
They wanted to stay for 30 days... we said NO WAY 5 days max. But I have a bad feeling about them trying to stay...

They need to give you the keys to the house AT the closing or your bank's lawyers don't give them the checks! So if they don't move out when they are supposed to, just move in around them!

IF you let them stay even 5 days, have your lawyer draft up an occupancy agreement for them to sign, which basically says that they are responsible for anything that happens to the house while they are still in possession and that they need to maintain insurance through the day they leave (and show you proof of that).

We have that in the contract... and ther is another walk through that last day... money held in escrow I think?

OK thats good about the police. My RE agent got me worried because she said it iwll be hard to kick them out with 5 kids

congrats on the contract........tell them that when they close they have to be out of the house by closing time......if they need the house longer then they will have to delay the closing......you dont want them in the house after closing because they might mess up the house disgruntled they have to leave....
