All brokers (seller and buyer) are typically paid a percentage of the sales price (read--from what you pay.)

Skew, I agree with what you posted, however, our experience (again, not RE expert) has been that the seller's agent is always motivated to mention the offer to all parties who have expressed interest so as to get the offer as high as possible.
in this crazy market i would not be surprised. the agent wants to make as much commision as possible and as a result will probably contact all potential buyers in hopes of increasing the bid price.

probably not. The ONLY chance that you would be is IF (and thats a BIG 'if') there's another similiar offer and its coming through the listing agent directly. Then he 'may' work harder on that deal to get both commissions.
But that seems unlikely if the house has been sitting awhile.

Well no, because you will usually be given the chance to counteroffer. It depends on how hot the market is and how many serious other buyers there are. These are things your broker should be able to help with. If not, then even if it is a friend, they are not really doing anything to earn the $$$$

I agree completely with the last posts by Lisa and Skew. Have your lady feel him out -- see what he says. May go through. If not, take as it comes with advice. YOu can always offer more.

not necessarily. the listing agent is obviously going to try and sell the home for as close to the asking price as possibly. however, the seller has the final say so in who they to accept the bid from. if the owners have been in the home for quite some time and are very attached, they want to know that the new owners will care for the home in the same way they have. money isn't always the driving force for all sellers.
i would call your agent and explain the situation. tell her you would like to make another appt and if possible meet the homeowners.

ehhh...I am definitely going to lose sleep over this tonight...I guess I'll have DH call my aunts friend tomorrow and ask her what the pros and cons are of going through her...he is going to kill me because initially he wanted to just go through the sellers agent but I pushed to go through my aunts friend.

Well my DH plans to go tomorrow to see the house again and he is going to bring his friend who is a contractor so he can let us know how much$$$ really needs to go into the house.

don't stress and GOOD LUCK. if this is home that you both LOVE, then i wouldn't play any bidding war games and risk losing your dream home. make an offer that is close to the asking price.

I don't think making a fair offer that may be considerably under asking is necessarily playing games especially since this house needs work and has been sitting awhile.
Start low and go up from there is my motto. They'll counter and that will give you a feel for where they're at.

Remember that they turned my offer down and by waiting a day, we wound up getting the price we wanted. We were firm, but we knew we would go a drop higher if need be. Good luck Danielle!!!!!!
