That's great (can't wait to see pics!!!) So, they must be anxious to sell the house.

We had a similar situation. We really thought there would be a bidding war on the house because it was all updated and gorgeous! We bid 15k below asking, they counterd with 5k, we said okay, so we ended up getting the house for 10k less than asking. it was all done within 10 minutes (we were the first bidders). It turned out they were already in contract on their new house and were anxious for a quick sale.

you would think that was the case, unfortunately, it's not.

the owner has already moved into another house and he has no mortgage on the one he's selling. he doesn't seem motivated at all

interest rates have gone up in the past week or so and it impacts the monthly payments significantly

that stinks- I posted this on the Home board also- but it could help someone else also

make sure you lock the rate when you are shopping for a mortage- even if rates go up - you get the old rate

I can't believe they went up that much that it would have such an effect on the payment :(

and other tip- if the house is a good deal- under apparied value etc- you can always re-finace latter
