Is an engineers report necessary for fairly new house?

Is an engineers report necessary for fairly new house?
The house is 5 years old, if we are going to get an engineers report, it is going to hold up the contract signing process and cost extra $$, do you think it is necessary for a house 5 years old. My dad inspected the obvious stuff.

YES.. I think it's DEF necessary.. Better to be safe rather than sorry.. =)

Absolutely. Actually, the newer houses may tend to have more 'wrong' with them because they are put up so fast sometimes and I just heard a report where the foundations were cracking and the facades were falling down. Not saying this is true of the house your looking into, but as an engineer myself, I firmly believe that things were made much better way back when!

yes...i agree...its worth the $500 if you find something wrong with it!!! and if there isn't...its worth the peace of mind

I had an engineer come in for the first house because it was old and a piece of ****....my new house we... did not have one come in...my father did the obvious inspection...and the house is in perfect condition....we didn't feel the need..

I dont think you can get a loan without it, if you need an engineer we have a great guy.

The age of the house does not matter. You never know what could be lying under the surface. Def. get the engineers report.

I was told you are not able to get the loan if you do not have an engineers report, I do suggest you get it just for safety purpose they are so thorough you will be able to rest better at night.

YES YES YES.... we didn't for our first house - and what a mistake that was b/c when we sold the home the new owners had one - and they found a lot of problems - we had to take a lot of money off the house - which if we had an engineer in we would of saved ourselves a lot of money...2nd time around - we had one - it cost $600 but b/c of the engineer report we got $2,000 off the priice.
Please get one!

I say YES!! We sold a brand new home after only 1.5 years and there were some big probs. (foundation cracks etc)

you should definitely get an engineers report, regardless of the age of the house. there could be things wrong that are not obvious with a visual inspection and it is much better to be safe than sorry!!!

just wanted to let you know about something our RE agent told us...when you are reselling the house...you can put the old inspection list against the new one...and you can prove appreciation that way by showing all the things that you fixed or updated!!!
