Things to look for/questions to ask at a first showing

Hi All,

I on short notice am going to my first walk thru tonight - I dont really have any time to research this so does anyone have a list of what questions I should ask the seller and/or what I should look for?

How old the roof/windows is/are...

Why they're moving - certain answers give you leverage as a buyer.

If the house has been remodeled - who has done the remodeling...was it them or the previous owner? - again, certain answers give you leverage...

...or so they say.
