Nassau County??
Who lives in Nassau? what are the nice areas that are also affordable...... Im getting so frustrated house hunting and have no idea where i want to live. sorry for the moan and groan. I think some of you have gone through the same problems though.

I think Lynbrook is reasonably priced with a good school district and its close to the city. We were looking there but settled on Floral Park instead. Good luck!

ok, you need to focus on an area that you want to live in.do you want to be in suffolk or nassau?
the other day you posted about suffolk so i just want to try and get an idea of where you want to be -- i guess you choose that based on where you work and where, maybe, your family lives and sometimes it depends on where you grew up. now, once you decide you try to find an area that is a good area -- check out the school district ratings, how the community is, etc.
then, you try and pinpoint your budget... what you can afford, what you are pre-qualified for, how much you can put down, what amount you can't surpass, etc. now... then you need to go to mlslirealtor.com and put in your price range, highlight the school districts you want, try to keep an open mind and look for -- i hate to say this -- but, 'shiit boxes'
you want a cute little piece of crap in a nice area on a good size piece of land that has POTENTIAL -- something you can fix up and that you can, with an open mind, see looking really great after you give it some TLC.i'm going to go online right now and try to find a few examples for you!

where is floral park? Queens?? Did you buy a house there?
on the border of Queens and Nassau. My aunt and cousins live there, in the part that is technically Nassau. I actually really like their neighborhood.

You are so right I have NO idea where i want to live. The problem is that I want to liver here (NYC) But cant afford it. So I guess everything else is just blah you know??? So i thought to myself Im sacrificing city life so i want a big beautiful new house in Nassau. Yeah that does not exist in my price range so thats where i went to Suffolk.

LOL I dont think anywhere is nassau is reasonably priced, but there are some excellent school districts frm what i have been told. Jericho, Syosset, Mineola, Oyster Bay.

Well does it have to be LI? If you're considering being out in Suffolk, why not check out Putnam or Rockland counties -it's the same distance if not shorter if you're working the city....or Jersey even?

Now, here is my first example:Three Village SD
Now, this house is in Centereach and their district is not rated the best. It isn't bad but it isn't rated high. But, this particular home is in that town but on the school districts' border -- so, the district is Three Village - great district!! The house probably needs some love lol and it seems as though one of the negatives is that it appears to be on a more main road. You have to weigh the good with the bad -- the price tag is GREAT -- but check out the reasons as to why it is that price and weigh the options -- do I care about how busy the road I live on is?
Here are two that are similar:
East Islip SD
Also East Islip SD
Now, this is another example of a border property -- this is in Islip Terrace but the SD is East Islip which rates great. It looks like it is a corner property that MAY be in a more 'main' road but look at that price tag - and the home is adorable. It has character, charm, potential - just needs someone who wants to give it attention. It is like a lost puppy hahaha.
Another:
What a GEM! Miller Place SD
This is the area my sister bought her investment property -- she bought a 'shiit box' lol, flipped it and sold it -- made $80,000 in under a year. Then, used that money to buy her current house. Miller Place is a beautiful area that is up-and-coming. It has a great district and over the next ten years the value of these homes are going to go up and up. This town is Sound Beach w/ the district being Miller Place -- and it is north of 25A which is a big plus in that area. This house is CHARMING!
A gem in Mount Sinai SD
Mount Sinai, like Miller Place, is up-and-coming with a great SD. The value of these homes will go up and you'll be able to do some work on the house, all cosmetic, fix it up, live in it for a few years, sell it down the road and move up to your dream house with the equity you make. If you can swing living further out east a little - DO IT! These areas are really going to start to take off in the next few years and it is a great investment.
East Setauket - Three Village SD
That house is a great find! Three Village again and what a nice area!
West Islip SD
That looks promising -- and a dead end street is a great thing!!
Miller Place - large house
That seems like it was a foreclosure -- what a deal if you can grab one of those up!!!
Smithtown SD with LOW taxes!!
Wow - those taxes are unheard of!! And with Smithtown SD - you can ask for much better than that! This house is a cute little gem - a great starter property.
Another great starter in West Islip SD!!
That is a great little house -- has some upgrades and they are motivated sellers -- looking to make it a quick sale. This means you can probably offer less and get it for less than asking!
Very Similar to the last house! WEST ISLIP
This house has charm -- similar to the last one I showed you. How cute?!
BEST VALUE IN EAST ISLIP!!!
What a deal!!!!
Desirable Section of West Islip!!
The Parkwood Section - WOW!!!
Smithtown SD!! What a FIND!!!
That house is an absolute DREAM! Vinny and I still have a few more months before we can go ahead and actively look but if we could do it now - it would be on that house!

Now, with this search I did towns and not school districts (w/ Suffolk I did districts to find the border gems). So, if you find a cute house just make sure to look at the SD -- that might be why it is cheap. HTH! GL!

we're looking in nassau county. we def can't afford the top rated school districts like jericho & syosset, but there are many areas that have good schools that are affordable. we always look by school district, and we're focusing on Massapequa, bellmore/n bellmore, merrick/n merrick, plainview-old bethpage, plainedge, wantagh, and east meadow schools. there are many houses that are decently priced in these areas. also look at newsday for the school report cards, and greatschools.com is another resource to get parent/student reviews of particular schools. good luck!

Stacey...i have a house in Levittown..(Nassau)
we LOVE it there... its very affordable.. lovely neighborhoods.. very quiet.. and we have everything around!! the school districts are great! my husband went to them , he grew up there...
the surrounding towns are Bethpage,East Meadow, Hicksville, and Wantagh..they are all nice!! so its a great area!
we wanted to buy a bigger house,, and i told DH i want to stay in Levittown! we love it !!

I live in East Meadow and grew up here. The school district is really good and the houses are more affordable. I have no idea what your financial situation is, but I know many of us newly weds are on a tight budget when it comes to buying a home, especially with the economy the way it is. It's one of the more affordable areas of Nassau that has a really good school district.

i feel your pain. we have been looking for quite awhile. we both work in the city & trying to find an area close to the city. We are trying to focus in the area of Floral PArk, Mineola, New HYde Park, & williston Park.Also, trying not to go to far for from our families because i know once we have kids i will need all the help i can get.
the problem with the above is that property taxes are high. My DH is kind of picky & wants a 'move in' condition house. On the other hand i am desperate for anything
not sure which is worstthe biggest kicker is i work in the financial industry, so i am holding my breath everyday that i will not get laid off
in the meantime, just paid off my credit cards & we are trying to save as much as money as possible. its going to be harder to get mortgage so we want to have a pretty decent deposit. These days, Cash is King! Welcome New Vendors
