its scary- we were determined to get a condo, but even condos in queens (bayside, whitestone) are going for over 500K- i think we are going to end up in a co-op because we refuse to spend more money on rent - but it stinks

Youre not going to find anything decent on Long Island for less than 300k. It's unheard of, unless you want to live in a trailer park. We bought a fixer upper in South Amityille 2 years ago for $239,000.00. It needed alot of work, but it had such charm, and every other house is my neighborhood is worth 6k or more. Our house is literally the cheapest house in South Amityville. We put a few bucks into it, and our home is gorgeous, and just appraised for $475,000.00. We are going to rent it and buy another house.


About moving to PA. My sister just moved to Hamlin, PA, because they were tired of NY prices. Well, I went there for Christmas, and I would rather live in a shack in New York, than a huge house in the middle of nowhere where there are no jobs, you have to drive 10 miles to the closest store, etc.

Here is my little house, it's on 100 x 75 property, 4 bedrooms, 1.5 baths, huge kitchen, living room, full basement, and the whole upstairs is our bedroom, kinda like a loft.

We will be renting it in a few months. We found a really nice house that we want on the water a few blocks away.

Oh that is perfect! We're just waiting until the prices go down or we find something we LOOOVE. So far neither has happened.

I agree though! It does s*ck and it amazes me how shacks sell for so much!!

I know that's why my FH and I decided to buy a huge house with an apt for my mom. She has the DP we'll do the rest. I have a babysitter, she has a family (shes all alone), and she knows who will take care of her. Problem is we're waiting to sell her house and we're already in full contract. 2 open houses later (I feel like im on HGTV Must Sell!)

I am right there with you. I love living on long island, but that makes it so hard to stay, when you can't afford anything.

QUEENS IS TWICE AS EXPENSIVE AS LI! (EXCEPT THE TAXES).

not every town in PA is in the middle of nowhere.. I am actually on a main road close to the PA turnpike, and I have stores all around me, outlets, a 24 hour walmart, home depot.. My fiance and I got jobs that pay twice as much as here and my mortgage is only $ 1,200 a month including taxes.. I really did not appreciate the comment on PA

I just passed the real estate exam test and am a newly licensed salesperson.

I only work part time on some weekends because I have another full time job, but have access to the multiple listing. If anyone wants to send me their email address, I can set up a thing called prospect match that will automatically email you new listings mostly with pics fitting the criteria you are searching for. When it's your time...you'll find it and it would totally fit your wallet too! Don't give up. There is a house out there for everyone! Then when yo get the house, you get depressed over how much money it takes to make it livable!!!

If anyone has any questions or is seriously house hunting... do not hesitate to FM me - I'm a licensed Realtor.

As for the market softening - 2 things... One FH and I bought a house for $330 2.5 years ago and we can flip it for about $450 and it's just a 3 bedroom ranch with a full basement, his bro in PA got a home in PA for $190k the same year and a house on his block is selling a similar home for only $220! So once you are in the game, the appreciation LI gets over other places will one day benefit you too. As for softening, my Real Estate cohorts some of whom have been in the business for 20 years have said that yes, the market is changing to that of a 'buyer's market' in the sense that houses are sitting longer and there are more houses in inventory than there are interested/qualified buyers so it will take longer to sell. There are 2 homes within a block of me and I live near Garden City, that are abandoned! However, the prices aren't suddenly dropping to $300k. They are still in the $460 to $700 range. Abandoned as in, the sellers had to move into their new homes before the old one's sold. As for prices going down - slim to none! What will happen is that the prices won't go up or won't go up as fast as they have been. LI does not depreciate like other markets. That is the one benefit of buying here. Look at condos and look to make other smaller investments (i.e. vacation homes) to build up for your larger LI home investment.

My FH went through the PA phase last week b/c his brother is paying a lot less in mortgage and taxes, but I think I've offset that by showing him homes far out east, which is rural, but still LI. I'll take LI however I can, I'm willing to commute from Southold to Melville for work every day if I have to... I will fight not to go to PA. Not to offend our PA friend... PS - I love Bucks county, lived there for 6 months for my old job... but I've also lived in Chicago and a middle of no where town near Iowa too, and there is no place like home... bagels and pizza!

How funny this thread should pop up...I just came back with FH from PA in Horsham, where some good friends of ours bought a townhouse. Very affordable and has a full enclosed backyard, 3 bedrooms, 2 baths...it is so tough to try to buy something around here. I am looking in Queens and LI and neither is affordable. Coops in forest hills and kew gardens are about 350K for a 2 bedroom and they require 20%-33% down!!!!

my FI wants to move to like Nevada...hes like look waht we can get with just halfof NY prices!! but i'm too chicken S^#T to move out of NY where i've been all my life....and wehre my family is.....

if anyone knows of a townhouse/condo in NJ and NY PLEASE FEEL FREE TO FM ME!!!!! really please!!

My really good friend (she is on of my BMs) moved out from NY to Charlotte, NC...she is 24 and bought a 4 bedroom BRAND NEW house, 2500Sq ft. and has a brand new car! The house cost her 160k!!

im not sure what info he is basing his belief on but i wouldnt bank on this. the market is showing signs of softening (very subtle signs) but the housing market just doesnt go down THAT fast. and if it did, we'd be in BIG trouble bc it would mean many of us would be unemployed. dont get me wrong, i'd love for that to happen too bc we're renting right now too but this scenario is pretty unlikely.



I agree, market will probably soften but a 20% drop in housing prices is probably not realistic.
