land is cheap in TX. that's market value.

my DH's best buddy sold his house right before our wedding for $270K - it was 3 years old, 4 bedrooms and with every amenity and upgrade you can think of, on a golf course in Frisco, a very nice area.

I just looked in Frisco, a comperable area (I know these areas somewhat) and there are plenty of houses like this one for the same $$

'below market' could be a realtor's pitch

DH emailed it to me after he showed me a $319K SHACK in Holbrook with 2 beds and 1 bathroom
